Your answer decides your strategy.

Here’s how to think about it:

Goal > Strategy
Replace income > Buy-and-hold rentals
Stack cash fast > Fix & flip
Start with $0 > Wholesaling
Live for free > House hacking

2. Choose Your Playing Field

Don’t just look for “hot markets.” Look for markets that make sense:

  • Rent prices going up

  • Jobs coming in

  • Low inventory

  • Favorable landlord laws

I’m flipping in the Bay Area, but I also close deals in places like Sacramento, Vegas, and even Midwest cities you’d never expect.


3. Run the Numbers (Not the Daydream)

Before you buy anything, ask:

  • Will this deal cash flow after all expenses?

  • Do the rehab numbers actually make sense?

  • Am I buying off hype or hard math?

4. Stack Your Team Early

I used to think I had to do it all solo. That cost me time, money, and sleep.

Build your money team first:

  • Agent who works with investors

  • Hard money lender or private capital

  • Contractor (who shows up)

  • Mentor or community (trust me, YouTube isn’t enough)
